New Highway Capacity Is Arriving on Star's Doorstep
Most of Star has been built recently. The historic core along State Street is only a few blocks deep, and much of what surrounds it — the subdivisions north of the highway, the ones still framing on former hay ground — went in over the past decade. It's one of the newest housing stocks in the valley.
The bigger story right now is the road network. The Idaho Transportation Department is widening State Highway 16 between Highway 44 and Beacon Light Road to four lanes with a median barrier, and building an overpass at Floating Feather Road. ITD lists a public meeting for the corridor anticipated in summer 2026. For a town whose main connection east has been Highway 44, added north–south capacity on 16 is a significant change to how Star connects with Chinden, the I-84 corridor, and the job centers beyond.
The Land Itself
Star sits on flat irrigated bench land on the north side of the Boise River, between Eagle and Middleton. There are no foothills inside the city. That level ground and existing irrigation infrastructure is a large part of why the town platted so quickly — the parcels were big, level, and straightforward to develop.
The river forms the southern edge of town. Actual river frontage is limited, so for most Star buyers the water is a place you drive to rather than something you see from the house, but the access is genuinely close.
What Gets Built Here
Star's inventory skews new. Two-story production homes on lots roughly in the six- to ten-thousand-square-foot range make up much of what trades, generally from builders running several subdivisions at once, which tends to mean current floor plans and current energy codes.
Move a mile or two out from the center and the pattern opens up. Half-acre and acre parcels, older ranch-style homes on irrigated ground, and small horse properties that predate the subdivisions around them. For buyers who want acreage and want to stay in Ada County, that outer ring is one of the more accessible places to look.
Getting Around
Highway 44 is the main route east toward Eagle and Boise and carries most of Star's commuter traffic. In a 2023 interview with KTVB, Mayor Trevor Chadwick described transportation as a valley-wide issue that is particularly felt in Star, citing standing traffic on Highway 44 at peak hours. The Highway 16 work now underway is aimed directly at that constraint.
Star is in Ada County, which places it in the same county, school and highway districts as Eagle and Meridian — West Ada School District for schools, Ada County Highway District for roads. That's a different set of systems than Middleton just west across the county line, and worth comparing directly when you're weighing addresses.
