With a median sold price of $910,000 and $342/sq ft, Eagle continues to command premium pricing across the valley. Buyers here typically face 47-day average days on market — similar to other cities — which tells you demand has stayed consistent even at higher price points.
Boise: High Value, Fast Market
Boise leads in sales volume (7,134 closed sales) and moves the fastest of any major city at just 30 days on market on average — nearly two weeks faster than any other city in the dataset. At $306/sq ft and a median of $539K, Boise remains a high-demand core market.
Meridian & Star: The Sweet Spot
Meridian and Star share almost identical price-per-square-foot figures ($269/sq ft), but Star's median comes in higher ($583K vs $538K) due to larger average home sizes. Both cities attract buyers looking for newer construction and suburban amenities without Eagle's price tag.
Nampa & Caldwell: The Affordability Play
For buyers watching their budget, Nampa ($425K median, $246/sqft) and Caldwell ($405K median, $238/sqft) offer the most home for the money in the valley. Both have healthy inventory and active listing pipelines — solid options for first-time buyers and investors alike.
The Valley-Wide Price Trend
Looking at the quarterly trend, the Treasure Valley hit a soft patch in late 2024 (median dipping to $487K in Q4 2024), recovered through 2025, and is now showing 2026 Q2 as the highest quarter in the dataset at $517,500. The market isn't cooling — it's climbing again.
